What moves a Guide price

The same inputs decide the reference on every listing: comps, size, time, and coverage.

Direct answer

A Guide price moves when recent completed sales move. It is built from same-building transactions, adjusted to your size band, and only shown when the sample is strong enough to be a usable reference.

Recent sales, not asking prices

Guide starts from completed transactions in the same building. Asking prices are hopes; Guide is built from sales that actually cleared.

Size band adjusts the number

When a building has few exact-size matches, Guide uses a size band from the same building — and the listing makes that explicit.

Reading + green and − red

  • + green — the ask sits under Guide, better for the buyer
  • − red — the ask sits over Guide, stretched
  • No Guide — recent sales are too thin, so we show nothing rather than guess

When it does not move

Guide is not a forecast. It reflects what has cleared; it does not predict what a seller will accept.
