A market-clearing reference from completed sales — not a bank valuation, not a promise of price.

Direct answer
Guide priceis Tudi’s reference from recent completed transactions in the same building (and size band when needed), under time-safe rules. It sits next to the ask so you can see high, fair, or a deal. If comps are too thin, Guide is left blank rather than guessed.
Guide first, asking second
On Results and Detail you always see Guide before Asking. The percentage is from the buyer’s point of view:

Guide price
Explainable comps-based reference on Tudi by default (Guide Basic). Not a surveyor report or bank valuation.
How comps are chosen
- Same building preferred; size band when needed
- Time-safe — only sales that cleared before the listing moment
- Null when the sample is too thin for a usable reference
What Guide is not
- Not advice to buy or sell
- Not a guarantee of future transaction price
- Not filled in when data is thin
