Read comps in three filters: same building first, size band second, and only sales that cleared before the listing moment. That is exactly how Guide is built.
Same building first
A sale in the same block beats a sale down the street every time. Start there, then widen only if the sample is too thin.
Size band when needed
When exact-size matches are rare, compare within a size band and adjust for the difference. Guide does the same and discloses it.
Reading the result against the ask
- + green — the ask is under Guide, better for the buyer
- − red — the ask is over Guide, stretched
- No Guide — not enough recent sales, left blank on purpose
