Start with Guide vs ask
If the ask sits well over Guide (− red), price the gap into your offer before you view. If it sits under (+ green), know why before you celebrate.
Read the risk flags
- Works notices and MBIS status
- Age bands (55–59 caution, 60+ high)
- Thin data — when Guide is blank, treat the ask with extra care
Pull the building facts
Age, district, and recent transaction comps are all on the listing page. Print the facts, not just the photos.
